Queenslander Home with Coastal Hamptons Styling

This modern Yaroomba beach house draws on design inspiration from federation era Queenslander architecture with coastal Hamptons styling.

Whiteroom Architects worked closely with Mike and Natalie to bring this coastal Hamptons style home to life.

On completion of the build the home won the 2021 Master Builders Australia (MBA) award for best Sunshine Coast house from $1.25 million up to $2 million. The MBA award recognised Whiteroom’s design and start to finish project management.

Coastal Hamptons Beach House

Mike and Natalie needed an architect to deliver a Coastal Hamptons style beach house with street-facing decks that faced towards the ocean. They wanted to capture the sea breezes, and maximise the ocean and hinterland views. The design also need to address road noise, and close proximity of neighbouring homes.

The home also features a gable roof across the whole frontage, large veranda, and vaulted ceilings, especially from the veranda into living areas. A coastal white colour scheme was applied across the home with seaside friendly weatherboard cladding on the exterior, and VJ timber for the Queenslander feel on the internal walls.

Modern Architectural House Design

The new home to focus on a quality rather than quantity fit out. Mike and Natalie also opted for less generously sized rooms in favour of more rooms such as a butler’s pantry.

The rear of the house wraps around a north-facing courtyard bringing light and air to the interior which seamlessly blends traditional style with modern convenience. The rear courtyard provides a visual connection to the landscape while concealing laundry drying and plant services.

Coast and Mountain Views

Upstairs features a generous master suite that takes advantage of cooling sea-breezes and views of the ocean to the east and Mount Coolum to the south-west. This parents retreat includes a sitting / study area and ensuite.

Architect Project Management

Whiteroom Architects managed the project management from start to finish. 

This work included:

  • Construction progress and quality assurance meetings
  • Builders claims and variations assessments
  • Defects identification and rectification

Land Survey Sunshine Coast

During the planning stage Whiteroom Architects drew on the expertise of Howard Cutler from ONF Surveyors in land surveying coastal development sites. Howard measured the property boundaries, identified the natural features, and defined the exact location of the new home. He then delivered a contour and detail survey, site set out, and the height and set out certificates of the as built structure to guide the construction phase.

Whiteroom Architects drew on these surveys to work with the site topography. This was important when we designed the basement so that it didn’t feel disconnected from the ground plane.

The tight width of the site also required careful design consideration to fit in and balance the proportions of the home. The end result delivered a structure footprint and roof design that met the clients wishes, was buildable, and well-drained.

Residential Structural Engineering

Whiteroom Architects also worked closely with Adrian Dine from AD Structure to achieve simple, streamlined solutions to complex engineering challenges. One of our successes was the excavation of a new basement close to neighbouring properties. The new basement features high ceilings and clear spans that are within the council height limits.

Our design solution addressed a key client instruction that the view of the garage door needed to be receded from the street view. The basement garage fits the clients’ cars, jet-ski, and workshop below the main ground floor living level. Critically, this solution ensures that the garage door does not dominate the front facade.

Meticulous attention was also paid to the grading of the driveway for easy access and clearance for both cars and boats. We put theory to the test and reversed a boat down the driveway during the construction phase. This test ensured the grades were built as designed.
